Senior development planned for Groveport

L.W Associates, Inc., has proposed constructing a new residential development in Groveport designed for seniors age 55 and up.

"These units are designed with 905 square feet to allow seniors who may be downsizing from a larger home to retain their possessions," Todd Valentine of L.W. Associates, Inc., told Groveport City Council at its Oct. 15 meeting.

If approved by council, the development, to be called Groveport Senior Villas, would be built on 7 acres on the east side of Hendron Road just north of Glendening Drive. According to information provided by L.W. Associates, Inc., the development would consist of 50, one story, two-bedroom, cottage-style, rental apartments with attached garages that would have the look and feel of a traditional condominium. The complex would also include a community building, a shelter house, community garden and a fenced dog walk.

"This would be safe, affordable housing for seniors," said Valentine.

Valentine said to be eligible for residency, seniors could not make more than $32,000 per year, but must be able to afford the potential rental payment of between $515 to $580 a month. He said L.W. Associates is working with the Ohio Housing Finance Agency and the use of affordable housing tax credits.

If all goes as planned, Valentine said construction of the development could begin by March or April of 2014.

Council could hear the first reading of legislation regarding rezoning the property to allow for the development at its Oct. 22 meeting.
