Potential warehouse would be biggest yet in West Jeff

Another puzzle piece has fallen into place regarding a potential, though as yet unnamed, tenant in West Jefferson’s business park along State Route 29 near I-70.
Raif Webster from Development Services at Duke Realty appeared before village council Aug. 16 seeking curb cuts in an area along Route 29 and Commerce Parkway for what is being called “Project KG.”
Council unanimously approved the conceptual plans Webster presented that could include the largest warehouse to date in the park, a warehouse covering 1.3 million square feet.
“Approving this plan will show our client your good intentions,” Webster said.
Sean Hughes, executive director of the Madison County Chamber of Commerce, said approval would show the village’s willingness to expedite the process.
Webster maintained that his company is still in the talking stage with the prospective client and, therefore “there are no plans to announce who it is at this time.” If things go well, he said, construction could start this fall.
The warehouse would be located between Commerce Parkway and Restoration Hardware on land that Restoration had wanted for expansion, but is not going to use, Raif confirmed when questioned by former West Jefferson mayor, Tom Phillips.
On the conceptual plan, Webster showed 400 spaces for parking cars in the front of the building. Two curb cuts are planned on Commerce Parkway, one for cars, one for trucks. The building would have space for truck docks on either side of the building.
Ponds are also proposed for along Commerce and in the back of the building. Landscaping, Webster said, would match that of other buildings in the area.
Council met in special session in July to discuss what the village could do to woo the company for “Project KG.” At that time, council President Darlene Steele said the village was one of three the unnamed company was considering for a warehouse.
